How we work, who we act for, and what to expect.

Why do you work off-market?

Off-market keeps an owner's plans confidential, avoids a property going stale on the portals, and puts it in front of buyers who can actually transact. Buyers get first sight of stock that never reaches the open market.

Who do you act for — the owner, the buyer, or both?

It depends on the instruction. We are always clear, in writing, about who we are acting for on a transaction before any details are shared.

Who pays your fee, and when?

Fees are agreed in writing in our Terms of Engagement before any details are shared, and are payable on completion of a transaction.

What are Terms of Engagement, and why do you ask for them first?

A short agreement that sets out how we work together, the fee, and confidentiality. Agreeing them first protects everyone involved and means we can share full details with confidence.

Which areas do you cover?

We are based in Manchester and work UK-wide.

What is supported housing, and how is it leased?

Supported housing combines affordable, permanent housing with on-site or coordinated support. Properties are typically leased to a registered provider or specialist operator, with the scheme agreed with the relevant local authority.

How long does a typical deal take?

It depends on the asset — due diligence, legal work and any planning or commissioning sign-off all play a part. We give a realistic timeline at the outset and manage it through to completion.

What should I include when I register a brief?

Property type, preferred locations, size or number of units, budget, timescales, and whether you would consider sites needing planning.

Can you help if my property isn't supported housing or land?

Yes. We also broker HMOs, residential blocks, portfolios and commercial-to-residential opportunities.

How do introducer fees work?

Register the introduction with us and we confirm in writing whether it is new to us. If it is, it is registered to you, and if it leads to a completed transaction you receive a share of our fee, confirmed in writing.
